Early check-in and late check-out are not guaranteed but we will do our best to accommodate you.
Cancelations & Refunds
Cancellations 2 weeks before your check-in date will result in a 10% cancellation fee.
Cancellations made 2 weeks to 2 days before check-in will forfeit 50% of your reservation fee.
No refunds for cancellations made 1 day before your check-in date.
Park Rules
All rates are based on a
family of 4
. Additional people may result in additional fees.
There is a
two (2) vehicle limit
for every spot you reserve. Additional vehicles will result in a daily fee of $15
We are pet friendly and welcome you to bring your pets. We require your
dog to be on a leash
and to always
clean up after your pet
. Failure to do so could result in a $50 fine.
ATVs, UTVs, dirt bikes, and minibikes are prohibited unless they are being trailered to use offsite.
Golf carts are welcome
. Drivers must be 16 years and older
Boats
, utility storage, or
auto trailers
may not be parked without management approval. Please call before arriving so we can accommodate you.

Please observe all
speed limits
listed in the park;

no matter what vehicle you are driving. Excessive speeding could result in us asking you to leave without a refund.
To help maintain a clean and tidy park, the following items are prohibited outside of your RV or camper: perimeter fencing, appliances, excessive storage under RV, excessive décor, clotheslines, tents or tarps, pet cages/crates/fencing/pens, portable fire pits, trampolines & swimming pools
Children, including teens, must be back on their site by 10 pm unless accompanied by a parent.
Please be respectful of your neighbors and observe the quiet hours by eliminating loud music, TV, outside gatherings, games, and other loud noises.
The use of alcohol should be limited to your own site. Should you leave your site, please conceal the can or bottle in a koozie. We do not allow kegs.
The legal drinking age is 21. Consumption by a minor could lead to ejection and/or arrest.
Parents or legal guardians must be in the park at all times when their children are in attendance. Parents are responsible for the safety and actions of their children at all times.
Visitors are not permitted in the park without the registered camper being present.
If you’re planning to host a gathering, please let us know and we will do our best to accommodate you and your guests.
We do not tolerate illegal drug use. We will call the authorities and will ask you to leave without a refund.
The following items are prohibited: fireworks, children’s pools, guns, paintball guns, CO2 guns, air guns, BB guns, bows/arrows, illegal substances.
Do not burn cans, bottles, plastic, or other household trash in the firepits at your site. You will be automatically charged $25 for trash or cigarette butts left behind and/or for burning trash.
All garbage must be brought to the dumpsters at the entrance.
ALL pets must be on a leash at all times when outside. Owners who do not comply will be fined $50 every time the pet is unleashed. The charge will be added to your checkout cost.
Pet owners will be fined $75 if pets are tethered outside the rig for over an hour. Pet owners who leave their pet tethered outside overnight will be fined $250. You can not have your pet tethered outside while you are inside of your rig for an extended amount of time. The fines will be added to your checkout cost.
For everyone’s safety, keep laundry room doors closed.
Guests are prohibited to make any alterations to the connections we provide and are responsible for regular electric plug maintenance. Guests will be held liable for damage to the electric pedestal and/or outlets.
Do not charge electric cars on the pedestal.
Wastewater must be disposed of properly, no dumping on the ground. Use the appropriate sewer connection.
Violation of the above may result to ejection from Sunshine Oaks RV Park without refund. Sunshine Oaks RV Park is not responsible for any loss and/or injury due to fire, accident or theft, or any other reason. This Campground is private property. Any individual found destroying or damaging Campground property will be expected to make do restitution. Violation of any of these guidelines, or unreasonable or objectionable conduct, is cause for ejection. We, as owners, reserve the right to make decisions in such matters. The use of any of the facilities is strictly at your own risk.
Your entry into Sunshine Oaks RV Park indicates your acceptance of our rules.
Theft of Services & Criminal Trespass - CRIMINAL TRESPASS LAW—According to Texas Penal Code § 30.05, a person commits criminal trespass if the person enters or remains on or in property of another, including a recreational vehicle park, without effective consent and the person had notice that the entry was forbidden, or received notice to depart but failed to do so. That is, any guest who receives notice to leave and refuses to do so may be subject to criminal prosecution. If Park Management asks you to leave you must vacate the property. We will prosecute any violations under the “Criminal Trespass Law.”
THEFT OF SERVICES LAW—According to Texas Penal Code § 31.04 (b), any guest who leaves without paying for site services or who refuses to pay for site services when due is subject to criminal prosecution under the “Theft of Services Law.”
